So before you buy, make sure that the agent you are dealing with is registered with the Brazilian governing body for property agents. This is Creci, and they give an individual number to registered people who can deal with property sales and rental. You will see our Creci number at the top of the home page.
Before you come to visit and look at properties, talk to your bank, about international transfers, as some banks have a limit on how much you can send on each transaction. Ask them if you can transfer by telephone, by internet, by email, and if you need to set this up before you arrive in Brazil.
How quickly is the process of buying a property? If you have the money available you can buy the same day. If you have to transfer money then it depends on the length of time of the transfer. However it is normal to give a 10% deposit to secure the property, and this document is notarised.
To buy a property in Brazil you will need a CPF, this can sometimes be obtained in your country of origin, or here in Brazil, which takes about one or two days. To obtain your CPF you will need your passport, all of this we can assist you with.
Do I need a lawyer? Not all the time, it depends on the circumstances of the property. But it is not normal to have a lawyer for the purchase of a property.
There is also a mortgage facility here, for new apartments. This means you can have a monthly payment to suit your finances, and depending on the terms and construction time, you receive the keys. After this you continue your payments for the agreed period, and can use your apartment as you please.
